Quick answer
Bahria Town Phase 8 is one of the largest phases of Bahria Town Rawalpindi, off GT Road and the Bahria Expressway, a few kilometres from DHA Phases 1 and 2. It is divided into blocks lettered A to P, each with its own sub-sectors, and offers 5, 7, 8 and 10 Marla, 1 Kanal and limited 2 Kanal residential plots, plus houses and apartments. Possession, development and prices vary a lot block by block, so the block matters more than the phase name.
Bahria Town Phase 8 is the phase most buyers ask us about in Bahria Town Rawalpindi. It is large, it has a wide range of plot sizes and budgets, and it sits close to DHA Islamabad Phases 1 and 2. It is also where the gap between a good buy and a poor one is widest, because conditions differ so much from block to block.
Where Phase 8 is
Phase 8 lies along GT Road on the Rawalpindi side, with the Bahria Expressway as its main link to the rest of Bahria Town and to Islamabad Expressway. Useful reference points:
- A few kilometres from DHA Islamabad Phases 1 and 2
- Roughly 9 km from Saddar, Rawalpindi
- Close to the route of the planned Rawalpindi Ring Road
For families working in Islamabad, the daily commute via the Expressway is the main thing to test. Drive it at rush hour before you decide.
How the blocks work
Phase 8 is split into blocks lettered A to P, and each block is divided again into sub-sectors (for example E-1 or F-4). There are also named precincts and sector extensions. Two things follow from this:
- Prices are set at block level. Two 10 Marla plots in Phase 8 can differ in price by a large margin depending on block, street width, whether the plot is corner or park-facing, and possession status.
- Development varies. Some blocks are fully built up with houses, markets and mosques. Others have roads and utilities in progress, or plots that are not yet ready for possession.
When someone quotes you "a 10 Marla in Phase 8", always ask: which block, which street, and is it possession or not?
Plot sizes and what they suit
| Size | Approx. area | Typical buyer |
|---|---|---|
| 5 Marla | ~1,125 sq ft | First home, rental investment |
| 7–8 Marla | ~1,575–1,800 sq ft | Small families wanting a bit more space |
| 10 Marla | ~2,250 sq ft | Most popular family size |
| 1 Kanal | ~4,500 sq ft | Larger families, premium homes |
| 2 Kanal | ~9,000 sq ft | Limited; luxury builds |
You will also find commercial plots along the main boulevard and in block markets, plus ready houses and apartments. Bahria measures a Marla differently from some older parts of Rawalpindi, so check the exact plot dimensions on the allotment documents. Our Marla and Kanal guide explains the sizes in detail.
Amenities and landmarks
Phase 8 is known for its showpiece main boulevard, parks in most blocks, and replicas such as the Eiffel Tower. Nearby facilities include Bahria International Hospital, schools, Foundation University, restaurants and shopping areas. As a gated community it has controlled entry, CCTV and patrols.
These are the selling points dealers lead with. For your decision, the more useful questions are about your specific street: is there gas, are roads finished, how far is the nearest market, and how many houses are already built around you?
Checks before you buy in Phase 8
- Possession status. Confirm from Bahria Town's records whether the plot is possession, non-possession or awaiting balloting. Do not rely on the seller's word.
- Dues and NDC. Ask for proof that development charges and maintenance dues are clear. Unpaid charges can hold up the transfer.
- Exact location. Visit the plot. Check for slopes, high-tension wires, nala proximity or other features that affect building cost and resale.
- Original documents. Match the allotment letter, file or transfer documents with the seller's CNIC. Our verification checklist covers this step by step.
- Taxes. From 1 July 2026, filer buyers pay 1.25% advance tax and filer sellers 2.75%. See our 2026-27 property tax explainer for worked examples.
Who Phase 8 suits
- Families who work in Rawalpindi or on GT Road. The location keeps the commute short and gives easy access to Rawalpindi markets.
- Buyers wanting choice in budget. The range of plot sizes, from 5 Marla to 1 Kanal, means most budgets can find something.
- Investors buying to rent. Built-up blocks have steady demand for 5 and 10 Marla houses and apartments.
- Buyers who want to build soon. Possession plots in developed blocks let you start construction without a long wait.
It is a less natural fit if you work in central Islamabad and want the shortest possible commute. In that case, compare it with DHA Phase 2 or the Islamabad-side Bahria phases.
Common mistakes buyers make
- Comparing prices across blocks as if they were equal. A cheaper plot in a less developed block is not a bargain if you have to wait years to build.
- Buying from a file or screenshot without a site visit. Always see the plot and the street in person, or ask us to send a video walk-through.
- Skipping the dues check. Outstanding development or maintenance charges can delay the transfer by weeks.
- Paying a large token without a written agreement. Keep the token small and record the plot number, price, payment schedule and who pays which taxes.
Phase 8 or Phase 8 Extension?
Phase 8 Extension is newer, with newer blocks and usually lower entry prices. Main Phase 8 has more established blocks and more built houses. If you want to live in the next year or two, established Phase 8 blocks are usually the safer choice. If you are buying land to hold, the Extension can offer more room for growth, with more development risk.
